Buildings Combined (Property Owners Combined Policy)
Our combined policy offers complete peace of mind for residential, commercial and industrial property owners. This product offers broad-based, holistic cover and includes many unique and complimentary benefits, which are not available under standard combined policies.
     
We offer a COMBINED policy for ALL buildings, irrespective of the occupancy.

The following complimentary cover is automatically included in all policies and the limits can be increased according to the clients needs:

 
  • Theft following forcible and violent entry or exit from the building up to the full value of the building.
  • 10% escalation during the period of insurance
  • 10% inflation during the further period of reinstatement
  • Loss of rent up to 25% of the basic sum insured - until tenanted!
  • Geysers
  • Accidental damage - up to R250,000
  • Accidental damage to glass not insured elsewhere - up to R15,000
  • Leakage from sprinkler installations and other fire extinguishing installations and appliances - up to the full value
  • Maintenance and cleaning equipment - up to R30,000
  • Damage to landscaped gardens up to R 5,000
  • Locks and keys up to R 2,500
  • Removal of trees when they have fallen on and damaged the building up to R5,000
  • Swimming pool and borehole pump motors in domestic use - up to R5,000
  • Watchman's fees following an insured event - up to R5,000
  • Public Supply Connections - actual repair cost
  • Property Owners' Liability - up to R25,000,000
  • Claims Preparation Costs - up to R50,000
Sectional Title Policy

This policy was designed to encompass the requirements of the Sectional Titles Act and includes many unique and complimentary benefits. It offers cover for residential, commercial and industrial bodies corporate.

Our standard residential sectional title policy includes the following complimentary cover:

 
  • 10% escalation during the period of insurance
  • 10% inflation during the further period of reinstatement
  • Full Geyser Replacement and Geyser Maintenance
  • Accidental damage up to R250,000
  • Theft following forcible and violent entry or exit from the building - up to the full value
  • Damage to landscaped gardens up to R 5,000
  • Home modifications up to R 20,000
  • Locks and keys up to R 2,500
  • Loss of Water up to R 5,000
  • Removal of trees when they have fallen on and damaged the building up to R5,000
  • Watchmen fees up to R 5,000
  • Medical, Trauma and Funeral costs up to R 10,000
  • Public Supply Connections – the actual repair cost
  • Loss of rent or alternative accommodation up to 30% of the sum insured –based on the actual loss of rent or equivalent accommodation
  • Offices, foyer, reception and laundry contents up to R 100,000
  • Property Owners’ Liability up to R30,000,000
  • Trustee’s Indemnity up to R1,000,000
  • Employers liability up to R 1,000,000
  • All Risks on gardening and other maintenance related equipment and gate motors up to R5,000
  • Money up to R25,000
  • Personal Accident Assault up to R10,000
  • Fidelity Guarantee up to R50,000

  Geyser Replacement and Geyser Maintenance at Sectional Title complexes
 

Maintenance cover for geysers includes the repair and/or replacement of the following items:

 
  • Elements
  • Thermostats
  • Vacuum breakers
  • Pressure reducing valves (hi-flo valve)
  • Drain cocks
  • Expansion valves
  • Isolator switches
  • Safety valves
  The following items are NOT included in the repairs are for the account of the unit owner:
 
  • Ripple relays
  • Faulty circuit breakers
  • Isolator switched off
  • Earth leakage off
  • Geyser mains off
  • Leaking pipes around the geyser
  Excess for geyser repairs:
 
  • There will be R250 excess payable if the geyser is repaired
  A fixed excess for geyser replacements
 
  • A fixed excess of R1,000 applies to geyser replacements (Not applicable if an excess has been applied due to poor claims experience)
  • No restrictions in respect of the age of the geyser or non-SABS approved geysers
  Geyser excess buy-back
 
  • The excess in respect of geyser replacements may be waived altogether, subject to an additional premium
   
Houseowners All Risks Policy

This is undoubtedly one of the best policies a homeowner can buy.

All Risks cover for the buildings which includes full subsidence and landslip cover at no extra cost. No expensive engineers' or geotechnical reports are required.

Homeowners can benefit significantly from this comprehensive policy.

In addition to All Risks-based cover, we also include the following complimentary cover:

 
  • 10% escalation during the period of insurance
  • 10% inflation during the further period of reinstatement
  • Subsidence and landslip
  • Loss of rent or alternative accommodation - based on the actual loss of rent or equivalent alternative accommodation up to 25% of the buildings sum insured
  • Property Owners' Liability up to R25,000,000
  • Claims Preparation Costs up to R50,000

The following extensions are also included:

 
  • Damage to landscape gardens up to R5,000
  • Employing security guards necessary after an insured event up to R5,000
  • Locks and keys up to R2,500
  • The cost of home modifications after injury to the home owner up to R20,000
  • Removal of trees when they have fallen on and damaged the building up to R5,000
  • Loss of water up to R5,000
  • Medical, trauma and funeral costs up to R10,000
Retirement Homes & Villages
CIA's extensive, holistic policies can be extended to include the contents and motor vehicles of retirement homes and timeshare resorts.

Our broad-based sectional title policy may be tailored to include all the additional requirements of retirement homes and timeshare resorts, including:

  • Furniture
  • Electronic equipment
  • Motor vehicles
  • Personal Accident
  • Loss of revenue
  • Any other class of insurance that may be required
